Disclaimer: I'm somewhat poor so expect a lot of good things to be missing.
Tools for around the house:
Pen and paper
Duct tape, WD40
Hammer, screwdrivers, drill (manual + electric)
Self-adjusting pliers... the ultimate everything tool. Two pairs helps with most stubborn threaded objects which don't want to come loose.
Ordinary tables can be propped up with bricks to create standing work tables.
Mounting tape.
Nails/screws in the wall can be used to hang useful objects or to frame shelves.
Treadmill / exercise bike is useful if the neighborhood is not walkable.
Organization system: Clear plastic totes + gallon bags + quart bags. Stick similar small items in the quart bags, then stick items of the same category into the gallon bags. Finally, a bin of related stuff goes into the tote!
This is much more effective than letting small knickknacks intermingle and get lost.
Shelving: Hard to beat 5-tier wire shelf w/ mini totes for efficiency. But plastic 4-5 tier shelves are cheaper.
Hanging shelves can be used to get objects off tables/counters, and you can also put them at keyboard level or standing level as a small work surface.
